Construction projects involve contractors, project owners, planning consultants and supervisory consultants that are interrelated in a work agreement called a contract. And project delays often occur in construction projects, one of which is the Menara BNI Project located in Central Jakarta. Project undertaken by PT. PP (Persero) Tbk. Delay is one of the obstacles for development because the time of completion is not in accordance with what has been stipulated in the employment contract document. Which results in an increase in the time of completion of the project that has been planned and listed in the contract document that has been agreed by both parties namely the first and second parties. There are many factors that cause delays, for this reason a study of the factors causing the delay was conducted. The purpose of this study was to obtain any factors that caused delays in construction projects and the dominant factors that caused the project delay. The research method used in this study is quantitative descriptive by determining research variables based on previous journals. Supported by the distribution of phase 1 questionnaires distributed to 3 experts and stage 2 questionnaires distributed to 40 respondents. Questionnaires were distributed in the Menara BNI project environment with contractor staff respondents on the BNI Tower project. The questionnaire analysis was assisted by the SPSS program. The analysis used is Descriptive Statistics Analysis, Validity Test, Reliability Test, Normality Test, T Test, F Test, Determination Coefficient, and Residual Test. From this study, the factors that cause delays based on multiple linear regression analysis can be the most dominant factor in the delay of the Central Jakarta Tower BNI Project, namely building material factors, labor factors, contract factors, financial factors, design changes or methods, time factor and work control.

Proyek Konstruksi merupakan salah satu bentuk kegiatan yang berlangsung dalam
jangka waktu terbatas, dengan sumber daya tertentu, untuk mencapai hasil dalam
bentuk bangunan atau infrastruktur. Proyek konstruksi melibatkan kontraktor, pemilik
proyek, konsultan perencana dan konsultan pengawas yang saling terkait dalam sebuah
perjanjian kerja yang disebut kontrak. Dan keterlambatan proyek sering terjadi dalam
proyek konstruksi, salah satunya pada Proyek Menara BNI yang terletak di Jakarta
Pusat. Proyek yang dikerjakan oleh PT. PP (Persero) Tbk. Keterlambatan merupakan
salah satu kendala bagi pembangunan karena waktu penyelesaian tidak sesuai dengan yang
telah ditetapkan pada dokumen kontrak pekerjaan. Yang mengakibatkan bertambahnya waktu
pelaksanaan penyelesaian proyek yang telah direncanakan dan tercantum dalam dokumen
kontrak yang telah disetujui kedua belah pihak yaitu pihak pertama dan kedua. Banyak faktorfaktor
yang menyebabkan terjadinya keterlambatan, untuk itu dilakukan penelitian terhadap
faktor-faktor penyebab keterlambatan tersebut. Tujuan penelitian ini adalah untuk
mendapatkan faktor-faktor apa saja yang menyebabkan keterlambatan proyek konstruksi dan
faktor dominan yang menjadi penyebab keterlambatan proyek tersebut. Metode Penelitian yang
di gunakan pada penelitian ini adalah deskriptif kuantitatif dengan menentukan variabel
penelitian berdasarkan jurnal-jurnal terdahulu. Didukung dengan penyebaran kuisioner tahap
1 yang di sebar kepada 3 pakar dan kuisioner tahap 2 yang di sebar kepada 40 responden.
Kuisioner di sebar di lingkungan proyek Menara BNI dengan responden staff kontraktor pada
proyek Menara BNI. Analisis kuisioner tersebut dibantu dengan program SPSS. Analisis yang
di gunakan yaitu Analisis Statistik Deskriptif, Uji Validitas, Uji Realibilitas,Uji Normalitas, Uji
t, Uji F, Koefisien Determinasi, dan Uji Residual. Dari kajian ini di dapat faktor-faktor
penyebab keterlambatan berdasarkan analisis regresi linear berganda di dapat faktor paling
dominan terhadap keterlambatan Proyek Menara BNI Jakarta Pusat ini yaitu faktor bahan
bangunan,faktor tenaga kerja, faktor kontrak, faktor keuangan, faktor perubahan desain atau
metode, serta faktor waktu dan kontrol kerja.
