- Apartemen menjadi daya tarik konsumen karena praktis, fasilitasnya memadai, dan sangat cocok untuk kawasan yang padat dengan luas lahan yang terbatas. Untuk itu, para pebisnis banyak berinvestasi pada proyek pembangunan apartemen di berbagai wilayah Jakarta. Investasi pembangunan apartemen membutuhkan dana yang tinggi, maka itu dibutuhkan estimasi yang tepat dari para pelaku konstruksi yang berpengalaman. Salah satu estimasi yang dilakukan adalah estimasi kuantitas pekerjaan konstruksi. Dalam membangun proyek apartemen, terdapat beberapa pekerjaan konstruksi yaitu pekerjaan struktur, arsitektur, mekanikal, elektrikal, pemipaan, dan lanskap. Setiap pekerjaan tersebut memiliki kuantitas yang harus diukur berdasarkan gambar desain perencanaan. Kuantitas pekerjaan tersebut akan dituangkan ke dalam sebuah dokumen konsturksi yang bernama Bill of Quantity (BQ). Proyek akhir ini menghasilkan BQ pekerjaan arsitektur pada proyek Apartemen Kemang Penthouse. Penyusunan BQ pekerjaan arsitektur pada proyek akhir ini dibagi berdasarkan urutan lantai apartemen yaitu dari lantai basement sampai lantai atap. Setiap lantai terdiri dari beberapa pekerjaan yaitu pekerjaan dinding, pekerjaan lantai, pekerjaan plafon, pekerjaan pintu, pekerjaan sanitair, dan pekerjaan tangga. Penguraian pekerjaan pada BQ disusun menggunakan WBS dengan metode top-down. Standar perhitungan volume BQ pada proyek akhir ini mengacu pada SMPI (Standar Metode Perhitungan Indonesia). ============================================================================================================== Apartments are attractive to consumers because they are practical, have adequate facilities, and are very suitable for dense areas with limited land area. For this reason, business people have invested heavily in apartment development projects in various areas of Jakarta. Investment in apartment construction requires high funds, so it takes an accurate estimate from experienced engineer. One estimate made is the estimated quantity of construction work. In building apartment projects, there are several construction works, namely structural, architectural, mechanical, electrical, plumbing, and landscape works. Each work has a quantity must be measured properly based on the design drawings. The quantity of work will be poured into a construction document called Bill of Quantity (BQ). This final project produces BQ architectural work on the Kemang Penthouse Apartment project. The preparation of the final project architectural work BQ is divided based on sequence apartment floor from the basement to the roof floor. Each floor consists of several works, namely wall work, floor work, ceiling work, door work, sanitation work, and stair work. Decomposition of the work on BQ is prepared using WBS with the top-down method. The BQ volume calculation standard in this final project refers to SMPI (Indonesian Calculation Method Standard)
