ANALISIS KINERJA PROYEK KONSTRUKSI TERHADAP BIAYA DAN WAKTU DENGAN METODE EARNED VALUE (Studi Kasus Marigold Apartement Tower 3 & 5 BSD Tangerang)

- The construction of Marigold Apartment Tower 3 & 5 BSD Tangerang is scheduled to be completed within 457 days or 16 calendar months with a contract value of Rp. 116,600,000,000, including VAT. With the time limit and costs required good and mature control. However, before the control is carried out, it is necessary to know in advance the performance of the project that has taken place. The purpose of this study is to determine the cost and time performance, estimated costs and time at the end of project completion and the factors that cause project delays or progress. The method used in this study is the Earned Value method in which there are elements of cost and time and physical achievement of work. The data obtained from the project include the Time Schedule project, the Budget Plan (RAB), the weekly project report and the actual cost, then analyzed the costs, schedules, variance and performance index by describing the problems that emerged in this study. From the results of the analysis, it is known that the costs incurred are greater than the budgeted costs and the implementation time is slower than the planned schedule. The result of calculating the final project cost estimate is Rp. 104,806,018,232 with an estimated time of 72 weeks, indicating that the project experienced an 8 week delay from the planned 64 weeks. Dengan adanya batasan waktu dan biaya diperlukan pengendalian yang baik dan matang. Akan tetapi sebelum dilakukan pengendalian perlu di ketahui terlebih dahulu kinerja proyek yang telah berlangsung. Tujuan dari penelitian ini untuk mengetahui kinerja biaya dan waktu, estimasi biaya dan waktu pada akhir penyelesaian proyek serta faktor-faktor yang menyebabkan keterlambatan atau kemajuan proyek. Metode yang digunakan pada penelitian ini adalah metode Earned Value yang didalamnya terdapat unsur biaya dan waktu serta prestasi fisik pekerjaan. Data yang didapat dari proyek antara lain Time Schedule proyek, Rencana Anggaran Biaya (RAB), Laporan mingguan proyek dan biaya actual, kemudian dilakukan analisa biaya, jadwal, varians dan indeks performasi dengan memaparkan masalah-masalah yang muncul pada penelitian ini. Dari hasil analisis diketahui bahwa biaya yang dikeluarkan lebih besar dari biaya yang dianggarkan dan waktu pelaksanaan terlambat dari jadwal yang direncanakan. Hasil perhitungan perkiraan biaya akhir proyek sebesar Rp. 104,806,018,232 dengan perkiraan waktu 72 minggu, menunjukkan bahwa proyek mengalami keterlambatan 8 minggu dari 64 minggu yang direncanakan.
