ANALISIS FAKTOR PENYEBAB KETERLAMBATAN PADA PROYEK KONSTRUKSI DAN ALTERNATIF PENYELESAIANNYA (Studi Kasus: The Park Mall Sawangan - Depok)

- In construction project work, constraints usually occur on the project work, both constraints that have already been taken into account as well as constraints that are beyond the calculation of the planner. These constraints are the cause of the delay in the completion of the project, so that the project does not take place according to the plan, in this case the project of The Park Mall Sawangan - Depok has experienced delays both in technical and non-technical terms. This research was conducted in an effort to obtain or find out the main factors causing delays, this research was conducted by distributing questionnaires to respondents on the project. The research method uses quantitative methods whose research instruments are questionnaires or questionnaires that also function as data collection techniques. After collecting data from respondents, then analyzing the data in a quantitative way, namely the results of the survey in the form of a questionnaire, interviews from experts and respondents processed with the help of the SPSS program which is used to test the hypothesis that has been set. From the results of the data analysis, the ranking of each factor causes the project delay. The factors that are the main causes of the delay in the project of The Park Mall Sawangan - Depok, namely a design change by the Owner, the influence of rain on project development activities, materials used less, lack of trained personnel and management to support the implementation of construction, and lack of labor. From these delay factors, several alternative solutions have been suggested. Keywords: Quantitative, Questionnaire, Statistical Analysis, SPSS Pada pekerjaan proyek konstruksi biasanya terjadi kendala pada pekerjaan proyek tersebut, baik kendala yang memang sudah diperhitungkan maupun kendala yang di luar perhitungan perencana. Kendala tersebut menjadi penyebab terlambatnya penyelesaian proyek, sehingga proyek tersebut tidak berlangsung sesuai dengan rencana, dalam hal ini pada proyek The Park Mall Sawangan – Depok mengalami keterlambatan baik dari segi teknis maupun non teknis. Penelitian ini dilakukan sebagai upaya untuk mendapatkan atau mengetahui faktor utama penyebab keterlambatan, penelitian ini dilakukan dengan cara penyebaran kuesioner dengan responden pada proyek tersebut. Metode penelitian menggunakan metode kuantitatif yang instrument penelitiannya berupa kuesioner atau angket juga berfungsi sebagai teknik pengumpulan data. Setelah pengumpulan data dari responden, kemudian dilakukan analisis data dengan cara kuantitatif, yaitu hasil survey berupa kuesioner, wawancara dari pakar dan responden diolah dengan bantuan program SPSS yang digunakan untuk menguji hipotesis yang telah ditetapkan. Dari hasil analisis data didapatkan urutan ranking tiap faktor penyebab keterlambatan proyek. Faktor-faktor yang menjadi penyebab utama keterlambatan proyek The Park Mall Sawangan – Depok, yaitu Terjadi perubahan desain oleh Owner, Pengaruh hujan pada aktifitas pembangunan proyek, Material yang digunakan kurang, Kekurangan tenaga dan manajemen terlatih untuk mendukung pelaksanaan konstruksi, dan Kekurangan tenaga kerja. Dari faktor-faktor keterlambatan tersebut telah disarankan beberapa alternatif penyelesaian. Kata kunci: Kuantitatif, Kuesioner, Analisis Statistik, SPSS
