- Waqf has an economic potential that needs to be managed effectively for the sake of worship and promotes general welfare. Waqf can be either movable or immovable objects, and the author focuses on immovable objects ie land, wakaf must be managed properly by nazhir in order to avoid land dispute wakaf nazhir. This research takes the formulation of whether all the wakaf land that nazhirnya authorized to the Branch Chief Muhammadiyah Lowokwaru Malang has been certified wakaf and What are the constraints / support factors in the process of certification of Waqf land in the Branch of Muhammadiyah Subdistrict of Lowokwaru Malang. This research uses sociological juridical method, primary data source obtained from field and secondary data source from legislation and data collection technique in the form of interview with respondent / sample originating from Nazhir in Branch of Muhammadiyah Subdistrict of Lowokwaru Subdistrict as primary data retrieval. Then the research data is analyzed descriptively qualitative. Based on the results of research from 11 wakaf land which the Empowered To Nazhir Branch Head Muhammadiyah District Lowokwaru, 1 land waqf has entered BPN, 3 have obtained Deed Achievement Waqf, and 7 Waqf land have obtained certificate of Waqf land. In conclusion, Law No. 41 of 2004 on Waqf has been effectively implemented in the Branch of Muhammadiyah Lowokwaru. Factors supporting the effectiveness of Law No. 41 of 2004 is the Chief of Muhammadiyah Lowokwaru Branch has qualified human resources and is ready to manage Waqf land optimally, but it also has sufficient budget to manage the land certificate. Suggestion, Branch Manager of Muhammadiyah Lowokwaru should maintain and improve the performance of its members for the better.
