- Construction Management or project management is an activity of planning, organizing, directing and controlling of human resources, funds, time, technology and materials to achieve the targets that have been defined and clearly defined, as efficiently as possible. Cost is the total amount of expenditure required in a development project from the early stages of implementation until the project is completed. The time period is the number of days needed to complete a single construction project. Human Resources is the number of workers required to complete a construction project. In this case study, the market development building project Edu Hostel Yogyakarta. This project has a land area approximately 1,132 m2 with a length of 51,87 m and 21,817 m wide of the building consisting of five floors From the costs calculation based on unit price analysis of fiscal year 2011 Yogyakarta gained a total cost of Rp. 14,069,840,484.74 (including VAT 10%). This project can be accomplished within 74 weeks. The result indicated that, to set up and to place human resources in order to avoid large-scale fluctuations, is through flatten the use of labor (recource leveling), say, shifting the work schedule which has a float in such a way which may not interfere the overall project completion. Finally, this project employed 19,867 persons workers within 74 weeks of the project work, seen from the use of human resources.
