- This study is an explanatory research with the quantitative approach that intends to understand and was find out the empirical evidence of whether the capital structure (DER) effect the financial performance (ROI and ROE) on the Property and Real estate company listed on the Indonesia Stock Exchange. The sampling method used of this study is purposive sampling. From fifty two Property and Real estate company listed on the Indonesia Stock Exchange period 2011, with some criteria sample only 46 company were used as sample. The data that used is secondary data with the documentation of data collection technique. The data analysis technique used is simple linear regression analysis and t-test to test of the hypothesis with SPSS version 17.0. Based on the analysis of data that has been described from the hypothesis test can be concluded that there is a significant influence between capital structure and financial performance of the company, the means capital structure (DER) positive and significant effect on financial performance (ROI and ROE).
