By: FENTRA NUGRAHA 7773150027 According to the applicable provisions,land transfer and land title deed must be drafted by a Land Deed Official known as PPAT (Pejabat Pembuat Akte Tanah).However, in daily life there are still many illegalland transfers that are very detrimental for buyers since they only have the right ofthe land physically butfrom law perspective the seller is still the owner of the land. In line with its typology, this research is a normative-empirical law research of qualitative form using secondary data. The main data source in normative law research is library data. In the legal literature, the data source is called legal material. The legal is anything that can be used or needed for the purpose of analyzing applicable law. Data analysis used is qualitative analysis, which is done inductively to the data that have been obtained by using theories, principle concepts, and legal concepts related to illegal land transfer. The purpose of this study is to know and analyze illegal land transferaccording to law and authority function of land deed official in illegal land transfer. The role of land deed official in the implementation of Land Registration in Serang District is very important especially in maintaining the registration data of the land, which is making evidence about concerning a certain plot of land, which is then used as the basis for registering the change of juridical data caused by the legal act. By the stipulation of Government Regulation No. 24/1997. Keywords: land transfer, land title deed, land deed official
