This study aims to determine the effect SIZE, Return on Assets (ROA), and Return On Equity (ROE) on the Dividend Payout Ratio (DPR) With the Current Ratio (CR) as Moderating Variable On Property and Real Estate Sector Period 2010-2013. This type of research is quantitative research. This study uses library research. With a sample of 8 companies, the sampling technique using purposive sampling. The analysis method used in this study is Moderated Regression Analysis (MRA). Processing research using SPSS version 20. The results showed that partially SIZE have a significant positive effect on the Dividend Payout Ratio, Return On Asset no significant effect on Dividend Payout Ratio, Return On Equity no significant effect on Dividend Payout Ratio, Current Ratio is moderating variables that strengthen relations SIZE with Dividend Payout Ratio, Currrent Ratio not moderating variables that strengthen or weaken the relationship Return On Asset with Dividend Payout Ratio and Current Ratio not moderating variables that strengthen or weaken the relationship Return On Equity with Dividend Payout Ratio.
