- Changes in utilization of housing in Tlogosari Kulon is no longer appropriate with its allocation according to Regulation No. 5 of 2004 on master plan region (spatial planning). To determine changes in utilization of housing, first need to analyze what factors affect changes in utilization of housing. The purpose of this study was to identify and analyze factors that influence changes residential use for commercial purposes in the region Tlogosari Kulon, Pedurungan, Semarang, Central Java. This study uses primary and secondary data, data analysis methods used to determine and analyze the factors affect residential use for commercial purposes in the Village Tlogosari Kulon is the Logistic Regression Model with its dependent variable is the use of housing (CHOICE), and the independent variable is accessibility, environment, land price, support facilities, and facilities and infrastructure. The estimation results are obtained showed that the variable means and infrastructure has a positive influence on changes in utilization into commercial housing and significant at α = 5% to changes residential use for commercial purposes in Tlogosari Kulon village, Semarang
