- Shop-house development increases speedily in all cities in Indonesia. This phenomena is also took place in Palu City, the Capital of Central Sulawesi Province. in significant growth. The Spatial pattern of shop-house in Palu City tends to grow in groups, particularly in four sub-districts in Palu City. The research aims to document the development and distribution of shop- house in Palu City ?,what are factors affecting the development? How is the role of development control mechanism ? To answer to the questions, the research used and primary and secondary data. This research, found that the development and distribution of shop-house in Palu City are affected by factors of availability to instruments and infrastructures, social-economic condition, accessibility, environmental condition. Completeness of trade instruments, spatial correlation of area physical condition, and total and density of population. While the spatial distribution of the shop- house forms linear patterns following existing main way pattern (ribbon pattern). The development control using Building Permits (IMB) has not worked well the house.
