- The purpose of this research is to analyze determinants of (positive) deviation between auction price and reserve price of mortgage auction in KPKNL Kendari. The research found that mean deviation is 7.47 percent with standard deviation of 5.63 percent. The object in this research is real property such as land with or without building. The variables used are number of bidders in mortgage auction, distance between real property and down town/central business district, accessibility which is width of road in front of the real property, and dummy variable that is types of real property. The data that is used in this research are from auction report and auction minutes is compiled by KPKNL Kendari for three years (2008 to 2010). The sample size of the research is 38 auction minutes. To analyze the data we use OLS. The research found that variables affecting the value of deviation of auction price and reserve price are number of bidders, distance between real property and down town/central business district, accessibility which is width of road in front of the real property. The dummy variabel included in the model capturing types of property is not significant.
