- The research aims at determining the practical implementation of the responsibilities of Land Deed Official (PPAT) in the registration of Mortgage Rights, sanction application to Land Deed Official (PPAT) who didn�t implementation of the responsibilities in the registration of Mortgage Rights and monitoring implementation with guided by Land Office to Land Deed Official (PPAT) who didn�t implementation of the responsibilities in the registration of Mortgage Rights in the Yogyakarta city. The research employs an empirical legal approach. Empirical legal research is a research that seeks to synchronize the existing legal provisions with the application of these legal rules in practice. Empirical research means that this research also focuses on field research in order to obtain primary data besides library research to obtain secondary data. The respondents of this research are the officials and employees of the Land Office of Yogyakarta City, and Land Deed Officials in Yogyakarta City. Based on the results of the research related to the responsibilities of PPAT in the registration process of Mortgage Rights in the Yogyakarta city, there are deviations that occur. The forms of deviations that occur are, there are PPAT who do not check the validity of the legal data of Mortgage Rights registration
