- Increasing in housing needs is resulting in intense of competition among the property developers and motivates them to competing offers the best for the consumers. Prediction about the consumer preferences for attributes and attribute levels are attached to the housing becomes an important aspect in marketing. Products which have the best combination of attributes will help developers get the benefits from the competition. That�s why this research is conducted with the aim to analyze the attributes and attribute-level combination which became the main preferences of consumers in buying a house. The attribute used in this research are environment, location, payment system, facility, and house features. The data used in this research consist of the primer data and secondary data. Primer data are obtained from the questionnaire result of the consumers who buy the house in the Bale Agung Residence. The analysis tool used is conjoint analysis. This analysis is used to generate the priority order from the research attributes and to gets the combination of the most favorable and most unfavorable attribute level by the consumers using the SPSS software. With this conjoint analysis, researcher found that the priority order of attributes form the consumer�s preferences are location, house features, payment system, and environment. The most favorable combination levels are the quite and clean environmental surrounding the house, near from the workplace, cash payment system, equipped by sport facilities and public park, and availability in residual space in order to add the new building. The most unfavorable combination of attribute level by the Bale Agung Residence consumer is quite and clean environmental surrounding the house, near from the hospital, cash payment system, equipped by multifunction building, and adequate drainage sytem.
