- This study aims to analyze the influences of land area, road width, distance of land to the campus, distance of land to the highway, and the land value for before and after the existence of the campus. Hypothesis for this thesis is that the land area adversely affect the value of land, road width positively effect the value of land, distance of campus land to negatively affect the value of land, a distance of highway land to negatively affect the value of land, and the land values in the region is lower before the existance of the campus than the value after the existance. The analytical tool used in this study is multiple regression. Dependent variable is land value in accordance to the NJOP which has been adjusted, while the independent variable is the area of land, road width, distance to campus land, the land distance to the highway, and the land value before and after the existence of the campus. The cross sectional sample data used are 64 observations. The samples were taken from each block of land in each village within the campus and surrounding the campus including 4 villages of Desa Blang Pulo, Desa Padang Sakti, Desa Ujung Pacu, and Desa Cot Trieng. Data collected from the KP Pratama, several notary offices, the local district offices, village office located in study area and also field observations. The results of the analysis can be described as follows
