  • Suramadu bridge development is not about to build a bridge, but it also creates infrastructur networks system, finally it provides better accessibility. Suramadu bridge which called as Suramadu, gives positive externality that expected to raise land value surrounding. This study to analyze the impact of Suramadu on the land value surrounding. This research used cross section data as many as 80 land sales transactions in Kenjeran District and 100 Tax Land Values both from District Kenjeran (Surabaya side) and Labang District (Bangkalan side). The second goal of this study is examine the evarage increase of land value, which compared two sides of Suramadu, Surabaya and Bangkalan. The results showed that the variable area of land, wide of roads, dummy transaction, and dummy location are significantly and positively to land value, while the distance to CBD is significanly and negatively to land value. Land value at Bangkalan experienced a higher increase than at Surabaya. It make a sensense because previously Sukolilo Barat Village (Bangkalan) was a closed area, since there was a Suramadu, this area is linked with others areas including to the CBD.
