- The condition of the road of Magelang - Yogyakarta that based on its function is the arterial route, is one of the factors that cause the area around the arterial lane into the area with a rapid growth and development character, especially in commercial terms. These conditions required a study that aims to determine the specific characteristics of the physical settings and activities setting of the area around the arterial street and the factors that influence it so that the results can be used as consideration material in the settlement and development of the area around the arterial street. Research in the area of Jalan Magelang � Yogyakarta uses rationalistic qualitative approach/paradigm with emphasis on the understanding of the problems in the research area based on realistic conditions, then formulate the problem which is based on theories that relate to the context of the research on selected locations of Magelang - Yogyakarta km. 0 - km. 6, Sleman, Yogyakarta street space. The results will answer the purpose of the research and produce conclusions which include the existing characteristics of the physical settings and activities setting of the area, and also the interplay between the physical settings and activities setting of the area where the existing condition of the physical elements in the area cannot optimally and ideally accommodate and support the activities in it, both the dominant commercial functions and daily activities of society in general, and the factors that influence these condition. Based on these considerations, the parameters of design guidelines and development plans of research area can be formulated. The output produced in this research is the design guidelines, and guidelines to manage the setting of the physical elements of Magelang - Yogyakarta km. 0 - km.6 street space, which can emerge the existence of a commercial character as a growth and development potential of the region.
