- Perkotaan Tanah Grogot traversed by strategic track of Trans Borneo which has been predicted as a rapid growth area. However existing trend showed that Perkotaan Tanah Grogot was rich of natural resources yet followed by distribution welfares, rapidly development in part of region, it also has been arising surrounding area slowly during this 10 years. The purposes of this research were described spatial inequality and influence factors of spatial imbalances that has been occured in area Perkotaan Tanah Grogot. The location of this study was at northern and southern regions of Perkotaan Tanah Grogot separated by Sungai Kandilo consists of 9 countrysides and a village. In thisn spatial inequality research in Perkotaan Tanah Grogot examined (1) geographical conditions factors, (2) availability of facilities and infrastructures factors, (3) economic activities factors, (4) distribution of natural resources factors, (5) social and demographic factors , (6) government policy factors, (7) land factor. The research used qualitative approach and triangulation techniques for data collection that combines participant observation, in-depth interviews and documentation, hereby using descriptive analysis method. The finding research showed that there was a spatial inequality seen from the physical, social, and economic indicators between northern and southern regions of Perkotaan Tanah Grogot. The spatial inequality in Perkotaan Tanah Grogot influenced by supporting and inhibiting factors. Supporting factors consists of pull factors (geographical situation, the availability of facilities and infrastructure, economic, natural resources factors) and push factors (social and demographic, policy and land factors). Inhibiting factors consists of policy factors, social factors, and land factor. The existence of land tenure by owners who�s doing speculation for long term investment delayed development growth of Perkotaan Tanah Grogot as spatial inequality. It is concluded policy, social, and land factors on land speculation were barriers of region development refined spatial inequality in Perkotaan Tanah Grogot
