  • The purpose of this research is toanalyze the effect ofmacroeconomic factors(inflation, interest rates, andexchange rates) againstbetapropertyandreal estatesector. The source of data to beta measurement is historical quantitative time series data, like composite stock price index (IHSG) and daily closing stock price that adjusted close to 9 (nine) sample of public companies belonging to the sector of property and real estate, during the study period from 1 September 2006 until 31 August 2012, which came from publication/website finance.yahoo.com, Indonesian Stock Exchange (BEI) and website reuters. The method to take sample is purposive sampling according to the specific criteriaâ��s based on the purpose of the research, by the number of samples are 9 companies and 524 observation sample. This analysis use multi variant technique, which is with multiple linier regression technique. The manual calculation of beta with excel does not deviate from calculating beta with regression technique with the help of SPSS program, but thebetacalculationmanuallywithexcelforthe samplein this studyis easierandsimplerthan usingSPSScalculations. The result of the statistical test are: (1) an Inflation, Interest Rate, and Exchange Rate, each of those macroeconomic factors have influenced significantly to the beta sector of property and real estate,withR squaredorcoefficientof determination of0,044meansthat thebetaas the dependent variablecan be explainedbyinflation, interest rates, andexchange rateas anindependent variableby 4,4percent, while95,6percent(100% -4.4%) is explainedby otherindependentvariableswerenotincludedin this study
