  • Population growth increased the demand of household necessity. As consequent, land prices are more expensive. Mid-low housing that currently growing, did not have suitable public and social facilities, due to the developer who wants to get bigger profits. This problem can be solved by analyzing the development of the actual cost of public and social facilities, so that developers can develop housing with suitable public and social facilities, and can have an impact on housing sales price and consumer interest. In this study, the actual cost of the public and social facilities were analyzed. Secondary data were obtained by taking from the supervisor staff of Saputra Raya Housing. The necessary data to complete this research were land price, salary and quantity of workers , processing time , and dimension of each type of job . Then contribution of public and social facillities to the selling price of the home had identified. The results of this study obtained the actual contruction cost of type 45 house was 50,051,930.00, while type 36 house was Rp 41,557,480.00 and The total cost of public and social facilities construction was Rp 1,446,551,972.20. Contribution of public and social facilities construction was Rp 127,320.51 / m2 .thus The percentage of social and public facilities for the type 45 was 25 % , while for the type 36 was 24 %
