Desa Bukateja located in kecamatan Bukateja, kabupaten Purbalingga has an area of 362,014 hectars (Pemkab Purbalingga). The market located on the Wirocondro Street, Bukateja are in the surrounding area with Bukatejaâ��s bus station, kecamatan Bukatejaâ��s office, Bukatejaâ��s sector police station, and Bukatejaâ��s village hall office expected to increase the land values. This study will analyze the changing pattern of land values in desa Bukateja, kecamatan Bukateja, kabupaten Purbalingga with a radius of 1,5 kilometers from that area surrounding the Bukatejaâ��s market.The data used in this study are the data of land prices between 2009 until 2012 were obtained from the village office Bukateja and maps of land blocks from Pratama Tax Office Purbalingga. This analysis using multiple linear regression with four independent variables, land area, land distance to the main road, the land distance to the Bukatejaâ��s market area, as well as the width of the road, while the dependent variable is the land values. Based on the results of a calculation that has been done, get the value of the correlation of each independent variables to determine how big influence on the pattern of changes in land values. Regression equation formed after doing the calculations used to determine samples of land values in each year. F-test and t-test was conducted to determine whether the overall of independent variables can influence the dependent variables and determine the significance of the mathematical model is formed. Results from this observation are the regression equation to predict annual changes in land samples. Based on the correlation value has been obtained, it can be concluded that the land distance to the main road has a strong relationship in determining the pattern of land values. This is reflected in a high correlation value in the years of 2010, 2011, and 2012while the correlation value for a variableâ��sland distance to the Bukatejaâ��s market area is the smallest, there are in 2009 and 2010. Coefficient of determination results count in 2009 is only able to explain the effect of independent variables to changes in the pattern of land values of 88,8% while the rest of 11,2% is explained by other variables. The coefficient of determination in 2010, 2011, and 2012 was only able to explain the effect of 79,3%, 82%, and 92,3%. Land values pattern maps formed can be shown that more distance to the Bukatejaâ��s market area, further down the land values.
