- The research entitled �Sales Under The Hand over The Object of Hak Tanggungan As Effort To Solve Bad Debt In PT Bank Rakyat Indonesia (Persero), Cik Di Tiro Branch, Yogyakarta�was intended to find out the reasoning PT Bank Rakyat Indonesia (Persero), Cik Di Tiro Branch, Yogyakarta selected sales under the hand over the object of Hak Tanggungan to solve bad debt, identify resolution of bad debt in PT Bank Rakyat Indonesia (Persero), Cik Di Tiro Branch, Yogyakarta by sales under the hand over the object of Hak Tanggungan and obstacles PT Bank Rakyat Indonesia (Persero), Cik Di Tiro Branch, Yogyakarta face in solving bad debt through sales under the hand over the object of Hak Tanggungan. It was juridical empirical research that study law effectiveness, particularly related to execution of Hak Tanggungan. Data was collected by literary review to obtain secondary data and field research to obtain primary data. The results were analyzed qualitatively with the selection of data, segment data, systemized the data, relate the data with the norms and principles, in order to obtain a clear view related to the problems observed. The results indicated that, first, resolution of bad debt through sales under the hand over the object of Hak Tanggungan was selected by PT Bank Rakyat Indonesia (Persero), Cik Di Tiro Branch, Yogyakarta because of the benefits for debtor and bank. Second, PT Bank Rakyat Indonesia (Persero), Cik Di Tiro Branch, Yogyakarta have not did all provision is Article 20 paragraph (2) and paragraph (3) Regulation number 4 1996 on Hak Tanggungan over land and land-related-object in doing sales under the hand over the object of Hak Tanggungan because the notification through newspaper of other mass media (television and radio) on the sale was not done by the bank. Third, PT Bank Rakyat Indonesia (Persero), Cik Di Tiro Branch, Yogyakarta faced some obstacles in solving bad debt through sales under the hand over the object of Hak Tanggungan including (a) debtor want too high price for Hak Tanggungan object sale, (b) value of Hak Tanggungan object is so high that there is no buyer candidate, and (c) debtor has died or fled so negotiation to sale Hak Tanggungan object cannot be done.
