  • The purposes of this research are to know the role of notary public and public official of land conveyance in providing legal protection to the parties in land conveyance through sale and to know the obstacles that inhibit notary public and public official of land conveyance in providing legal protection to the parties in land conveyance through sale. This is a descriptive research using normative empirical approach. The data being used were secondary data and primary data that were collected by literature research and field research. Researchâ��s subject were respondents and informants. Respondents in this research specified with non probability sampling techniques using purposive sampling. The analysis of the data was done by applying qualitative approach and the result was presented descriptively. The research results show that : 1) the role of notary public and public official of land conveyance in providing legal protection to the parties in land conveyance through sale appears at the time of making the deed for the parties. Notary public and public official of land conveyance in making the deed must perform the role based on the ethical code and regulation 2) the obstacles that inhibit notary public and public official of land conveyance in providing legal protection to the parties in land conveyance through sale could be caused by the notary public or PPAT himself or by the parties themselves.
