  • One of the problems happened in Indonesia is the increasing of population that inversely proportional to the area which remains unchanged so many people have difficulty to access the areas that will be used as residences. These years, DKI Jakarta and central government has re-promoted the 1000 twin block of flats development program to help solving the settlement problem. The purposes of this research are understanding the distribution and distribution pattern of the flats in Jakarta, and identifying the factors that influence the location of those flats. Methods that used in this research are descriptive statistical analysis, map analysis for spatial data processing, and nearest neighbor analysis that are expected to answer the research questions. Based on the result of nearest neighbor analysis, the distribution of DKI Jakarta is random, South Jakarta is random slightly grouped, East Jakarta is random, Central Jakarta is random slightly grouped, West Jakarta is random, and North Jakarta is random. Factors that influence the location divided into two. The first is physical factor that consisted of the easiness in getting water, and disaster. The second is economical factor that consisted of population density, limited land, accessibility, facilitiy and infrastructure, slump location, and RTRW compatibility From the result, it can be concluded that the distribution pattern of flats in DKI Jakarta is random slightly grouped, either because the presence of some of DKI Jakartaâ��s sub-districts which have more than 5 locations of simple flats so that the radius between them becomes closer and slightly grouped
