  • The existence of south coast development of Badung Regency has driven the escalation of economy activity to the neighborhood and given an effect on the increase of land demand in that area. These are presumed triggering the rising of land value which is higher relatively after the existence coastal developments. This research aims to analyze the effects of coastal development on land value around it, by using multiple regression analysis with cross section data and mean difference test analysis. The dependent variable is the land value, and the independent variables are the land size, the distance from the coast, the distance to CBD, the width of the road, dummy of time and dummy of view. Primary data used in this research are taken from direct survey to the location of the research object which is in Jimbaran sub district, Ungasan village, Pecatu village, and Kutuh Village, Kuta Selatan District. The data used in this research are land transaction prices in period of 2008 until January 2013, with the samples size are 42 observations in subject area and 37 observations in control area. The technic of collecting samples in the field uses purposive sampling technic. The research found that the variables of land size, the distance from the coast, and the distance to CBD have significant and negative effects on land values, and the variables of road width, dummy of time, and dummy of view have significant and positive effects on land values. Land value in the subject area becomes higher because of the existence of coastal development which is shown by the rising of land value mean after the existence of coastal development. Moreover, land value in subject area is higher than land value in control area.
