- Property developments in Indonesia is growing rapidly along with the increase in disbursement of credit issued by the government. It is closely related to the lack of housing needs in a year. This increased the demand for housing led to a significant impact. Estates appear uniformly without considering the effect with the natural surroundings.Housing with the concept of green housing is needed to align with the natural surroundings. P.T. Pilar Pembangunan Mandiritried to capture this opportunity by creating a business plan property developer that has the concept of "green". This study aims to formulate functional strategies used by the company. These strategies consist of the marketing strategy, operational strategy, human resources strategy and financial strategy. The results of the analysis of the market starts by the five forces analysis. Market analysis shows that the property business is interesting and proceeds with the formulation of the vision, mission and goals of the company. Housing products produced are The Grand Semoya Residence with the concept of green housing. Housing prices, income, and expenses are simulated to get an idea of the magnitude of profit, the rate of return and the amount of capital required. The results of the analysis showed that gains can be obtained by the employer is 20%. Positive NPV shows that the business is worth to implemented.
