- This research deals with Implementation of House Trade Contract in Tiara Mas Yogyakarta Residence, aiming to find forms of wanprestasi (backpedal) occurring in implementing the house trade contract in Tiara Mas Yogyakarta Residence and to understand legal efforts made by parties in terms of wanprestasi in implementing the house trade contract in the Tiara Mas Yogyakarta Residence. This research is juridical-empirical study, namely a research which prioritized field research to collect primary data directly from respondents and informants by interviewing them and the primary data were supported and completed by study of literatures to collect secondary data. The collected data were analyzed qualitatively and reported descriptively. Results of research indicated that the implementation of house trade contract in the Tiara Mas Yogyakarta Residence had some wanprestasi forms conducted by developer, namely, specified time to finish houses was different from schedule stated in the contract, the time was longer
