- <b>ABSTRAK</b><br> Tesis ini bertujuan untuk mengidentifikasi faktor-faktor apa saja yang mempengaruhi ketidaksesuaian pemanfaatan lahan di wilayah kerja pembangunan I (Kota Tangerang, Tangerang Selatan dan Kabupaten Tangerang). Penelitian dilakukan terhadap tiga puluh kecamatan dengan data cross section periode 2011 dan 2015 dan diestimasi dengan model regresi berganda. Hasil penelitian menunjukkan perubahan jenis penggunaan lahan pertanian, industri, perumahan, perdagangan/jasa dan pertumbuhan penduduk berpengaruh terhadap peningkatan ketidaksesuaian pemanfaatan lahan di WKP I Provinsi Banten. <hr> <b>ABSTRACT</b><br> Indonesia regional and spatial planning frequently faces the un-synchronize between what it says in the planning document and its implementation. This study aims to explore and determine what factors behind the discrepancy between planning document and its implementation. The study uses the data from the Banten province between 2011 and 2015. Using the GIS and multiple regression method of analysis the study reveals that indeed there had been a massive deviation between the spatial planning document (RTRW) and the existing land use at the province under studied. The main contributors for those discrepancy, among others; in the land use for agriculture, industry, housing, and trade and services. The population growth seems also contribute significantly to the the discrepancy.
