- <b>ABSTRAK</b><br> Metode prefabrikasi yang diterapkan pada highrise building kini tidak terbatas untuk struktur saja, namun juga untuk pekerjaan arsitekturnya, terutama pekerjaan kamar mandi yang merupakan pekerjaan dominan. Maka, perlu dilakukan evaluasi terhadap suatu metode prefabrikasi terkait pengaruhnya terhadap waktu dan biaya proyek. Penelitian ini adalah studi kasus dimana menggunakan simulasi data yang diolah menjadi perbandingan metode prefab dengan konvensional, serta mempertimbangakn faktor risiko yang berpengaruh terhadap waktu dan biaya proyek. Hasil yang diperoleh adalah metode prefab mampu mempercepat waktu pelaksanaan proyek, namun memiliki harga unit yang lebih mahal dibandingkan metode konvensional karena mengeliminasi kemungkinan terjadinya risiko yang timbul pada metode konvensional. <hr> <b>ABSTRACT</b><br> Prefabricated method that is applied to the highrise building nowadays is not only limited to the structure, but also for the work of architecture, especially the bathrooms work which is the dominant task. Thus, it is necessary to evaluate the method of prefabricated that affects time and cost performance of the project. This research is a case study that use simulation data which is processed into comparison between prefab and conventional method, also considering risk factors that affect the time and cost of the project . The results are prefab method is able to accelerate project time, but its unit price is more expensive than conventional method, because it eliminates the possibility of risks arising in the conventional method.
