  • Summarecon Digital Center (SDC) is a central building which covers of 32,395.21 m2 electronic commerce consists of 5 floors with a ± 24-meter high building. SDC is a new building in operation and does not have any reference to the maintenance and repair of the building yet. Therefore, this thesis examines the repair and maintenance of buildings in terms of reliability. In this case, there are two steps to resolve the issue. The first is by doing site inspections to determine the condition of the building visually, the measurement of light intensity, measurement of temperature, measurements of humidity, uniformity of concrete on the concrete floor of the basement and the measurement of existing cracks. The second is by descriptive analysis to evaluate the components which are reviewed and compared to a reference, regarding the safety aspect of the fire hazard through active and passive protection systems, health aspects of buildings such as the requirement of light intensity, temperature intensity and sanitation systems and comfort aspect of the condition of the building by reviewing the conditions physical interior of the building (walls, floor and ceiling) and the exterior. Based on the evaluation, there are several components that do not fill up the standards, so that the recommendation has been made to form the establishment of reliability building of SDC. In addition to this, to fill up the reliability of the building, it has been made an operational design of maintenance procedures and maintenance of buildings in the form of a matrix, and creating a form for a checklist of components in terms of maintenance and operational standards of care in order to maintain the condition of the building to keep it working properly and remain reliably. This final project also had calculated the amount in a simple Life Cycle Cost over a period of 30 years, in the determination of this LCC it's been used a Net Present Value which has resulted in LCC value of Rp.2,224,532,589,590.
